Beaufort & Blake
In November 2024, we helped Beaufort & Blake open their first store at 521 Old York Road in Wandsworth Town.
Background
Beaufort & Blake began in 2012 selling shirts out the back of an old land rover. Since then, the brand has grown, now selling a range of casual clothing for men and women online only.
Beaufort & Blake came to Hatch in June 2024, looking for advice and guidance on moving their brand onto the high street, in order to reach new customers.
What we did?
In July 2024, James Pendleton estate agents were bought by a rival and news came to light they would be closing their branch on Old York Road in Wandsworth Town.
We helped source floor areas, floor plans and check business rates so Beaufort & Blake could assess the viability of the site. Having contacted the landlord off market, we provided guidance on making an offer and subsequent advice on lease negotiations and drafting of the Heads of Terms.
Once terms were agreed, we connected Beaufort & Blake with a solicitor to review and amend the lease and finalise other legal documents. We assisted with arranging surveys and obtaining quotes for the store design and fit out.
Finally, we provided the Hatch Store Setup guide enabling Beaufort & Blake to make a £940 saving on business rates through claiming empty rates relief. As well as avoiding getting overcharged on utilities through variable rate charges.
The Outcome
Beaufort & Blake opened its doors to the public on Thursday 21st November 2024. On its first day of trade they topped £2,300 in sales. In the 5 weeks leading up to Christmas, their fast start continued, with sales topping £40,000.
Hatch delivered the complete service - sourcing, negotiating and advisory for our commercial premises in Wandsworth. Their expertise, covering macro and micro factors, provided huge reassurance along the entire journey
