Why do I need a solicitor?

You’ll need a solicitor to act on your behalf when negotiating and agreeing the wording of the lease. The landlord will have their own solicitor working to protect their interests, and you need one doing the same for you. It’s important to use a solicitor who specialises in commercial property. We’ll help ensure you’re represented by someone experienced, efficient, and cost-effective.

When do I appoint one?

Start getting quotes from solicitors as soon as you’ve found a property you think you are going to offer on. This way, when you are making an offer, you can add your solicitor’s details at the bottom to help give it weight and demonstrate that you’re in a position to move quickly. Your solicitor will only start working once they have received the heads of terms which summarise the key point of what’s been agreed between you and the landlord’s agent.

How much do they cost?

The cost will depend on which legal documents you require. You’re likely to need a Lease or Licence, a Rent Deposit Deed and possibly a Licence to Alter (you may just get away with a schedule showing the works you intend to carry out). Solicitors tend to charge per document or overall rather than by the hour, and their fees are usually proportionate to the rent. Typical costs range from £3,500 to £6,000 + VAT.
