A Landlord Pack is a 5–10 page document containing the essential information to help agents and landlords understand your business. When done professionally, they double up as a useful tool to help convince landlords to choose you, over the other parties that have put forward an offer. The landlord pack will also be a useful supplement to your property search. Agents will often ask for one, and by providing one, you will receive more traction, which will help when arranging viewings and negotiating terms. We therefore recommend it’s something you prioritise early on.
What to include in your Landlord Pack?
Landlords want to know the following:
Concept – what is their property going to used for, include photos/images
About – why is your business going to work (USP) and where has it got to (back story)
Experience – does the founder and team know what they’re doing
Financials – is the business doing well, what direction is it heading
Socials – include links. do they have a following, are they supported by online sales channels
Funding – are funds in place to cover the shop fit, up front costs and deposit
